Rental Housing Policy
1.There is a $47.00 non-refundable application fee required of all tenants, collected securely and electronically online via credit card at the time of application.
2. A deposit of one month’s rent and a completed rental application are required to hold an apartment.
3. Applicants who decide not to take the apartment will forfeit their deposit unless denied by the landlord.
4. All applicants will be required to sign this policy as a release, authorizing Stuart St James to perform a complete background investigation on behalf of the landlord, including employment history, credit history, eviction, and arrest/conviction history.
5. Stuart St James does not accept personal checks or cash.
6. All monies outside the non-refundable application fee are collected securely and electronically online via credit card and will incur a 3% surcharge.

Rental Brokerage Fee Disclosure
You have requested our assistance in finding housing accommodations for rent. The fee for our service is equal to one month’s rent unless otherwise noted. The service fee is either paid by the tenant, the landlord or split between both parties. Thank you for choosing Stuart St James.
This disclosure is being provided in accordance with regulations adopted by the Massachusetts Board of Registration of Real Estate Brokers and Salesmen. We ask that prospective tenants review the following information and sign below. The purpose of this notice is to disclose to prospective tenants of an assistance fee due for finding rental accommodations.
Stuart St James operates as a real estate brokerage company representing both lessor and lessee (disclosed dual agent) as well as performs the role of showing apartments to prospective tenants. A service fee is charged if you complete an application and are accepted for tenancy. A lease need not be executed, nor must occupancy be taken. If your application is denied, any deposits and/ or fee will be refunded. The service fee is either paid by the tenant, the landlord or split between both parties. There is a $47.00 non-refundable application fee required of all tenants.
I UNDERSTAND THAT IF I AM INVOLVED IN ANY GROUP THAT RENTS HOUSING SEEN THROUGH STUART ST JAMES I WILL BE RESPONSIBLE JOINTLY AND SEVERALLY WITH ANY OTHER TENANTS FOR COMPENSATING STUART ST JAMES THE APPLICABLE FEE CONTAINED HEREIN. SHOULD I RENT HOUSING I SAW THROUGH STUART ST JAMES FROM ANY OTHER SOURCE (INCLUDING BROKER, MANAGEMENT COMPANY, PROPERTY OWNER, ETC.), I REALIZE I WILL STILL BE RESPONSIBLE TO PAY STUART ST JAMES THE SERVICE FEE.
